Coulee Ridge, a 200-lot development in Medicine Hat, will be the city’s first premier lake and coulee community. The proposed residential development will provide residents the opportunity to live around an urban lake, complete with lake and coulee views.
The neighbourhood is proposed by Enclave Ventures Inc, a privately owned real estate investment company working in partnership with Whitepoint Developments Ltd. Together, they have a strategic interest in future real estate development in the city of Medicine Hat due to its emerging growth prospects.
“We believe there is going to be a shortage of large, high quality lots in Medicine Hat beginning in 2020,” says Don Sandford, CEO of Enclave Ventures Inc. “Coulee Ridge is designed to address this shortage.”
Sandford estimates the economic impact of Coulee Ridge to be in excess of $120 million over the next seven to 10 years as the community is developed, including home construction.
Pending City of Medicine Hat approval and construction timelines, Sandford estimates the first 30-50 Phase 1 serviced lots will be delivered and available to the public and builders starting Oct. 31 and into the early summer of 2020.
Since 2018, Medicine Hat and region has seen major industrial investment committed to the region. New and diverse industries under development and recently completed include hemp and cannabis production and processing, renewable energy production, bitcoin mining, and craft brewing and distilling.
“The past year was transformational for Medicine Hat and region,” says Jon Sookocheff, director of business development with Invest Medicine Hat, who notes that nearly $1-billion of new investment was earmarked to the region in 2018. “The positive economic impact of these new developments will be felt for many years to come.”
Coulee Ridge is a welcome addition to new residential developments under construction in Medicine Hat. Projects announced and underway include Brost Developments’ The Mill, which is geared toward active lifestyles, Seymour Pacific Developments 143-unit apartment complex in Southlands, phase four of Landsdowne Developments Hamptons neighbourhood, and phase two of Masterpiece Southland Meadows.
Medicine Hat is a community of 63,260 residents located in the southeast corner of Alberta. It has the lowest combined tax rate in Canada, the lowest utility rates in Alberta, and an enviable climate with hot, dry summers and short, mild winters.
