Nestled near Seven Persons Creek, and a quick drive to Desert Blume Golf and Country Club, Heron Crossing is a new residential development surrounded by creek and coulee views.
Landmark Properties Medicine Hat Ltd. unveiled their new development on March 29. The company began servicing the lots in September 2018 and will pour the sidewalks as soon as the ground thaws this spring.
With new business and industry building production facilities in Medicine Hat, and a range of industrial, commercial and residential development underway across the city, president Gary Stimson saw an opportunity to bring new property online.
“We felt it was a strategic time to get a little bit of inventory built up,” says Stimson. “Plus, there is demand for some nice, big lots within city limits.”
Heron Crossing features 11 , up to 150-foot deep, pie-shaped lots with architectural controls in place. The lots are designed to accommodate bungalows starting at 1,300 square feet and multi-story units starting 1,800 square feet with double and triple garages. On nine of the lots, property owners have the option to design a home with a walk-out basement to take in the creek and coulee setting.
Plans are in place for Phase II, a 39-lot development named Heron Point, which overlooks Seven Persons Creek and Desert Blume Golf Course.
Since 2018, Medicine Hat and region has seen major industrial investment committed to the region. New and diverse industries under development and recently completed include hemp and cannabis production and processing, renewable energy production, bitcoin mining, and craft brewing and distilling.
“The past year was transformational for Medicine Hat and region,” says Jon Sookocheff, interim CEO, Invest Medicine Hat, who notes that nearly $1-billion of new investment was earmarked to the region in 2018. “The positive economic impact of these new developments will be felt for many years to come.”
Heron Crossing is a welcome addition to new residential developments under construction in Medicine Hat. Other announced projects include phase two of Masterpiece Southland Meadows, Brost Developments’ The Mill, which is geared toward active lifestyles, Seymour Pacific Developments 143-unit apartment complex in Southlands, phase four of Landsdowne Developments Hamptons neighbourhood, and the proposed Coulee Ridge, a premiere 200-lot development with urban lake and coulee views.
Medicine Hat is a community of 63,260 residents located in the southeast corner of Alberta. It has the lowest combined tax rate in Canada, the lowest utility rates in Alberta, and an enviable climate with hot, dry summers and short, mild winters.
